Recommendation for Alvaro

I have found Alvaro to be both highly professional and friendly and would recommend him with no hesitation. He has a great sense of humour too!

He is very knowledgeable a good listener and empathetic.

Alvaros’ English is excellent. I feel assured that if ever I need legal advice, I have an expert at hand. If you need help with something that is not his speciality, he has contacts that he trusts that he will recommend.

I have consulted Alvaro on 2 occasions. Please see the situations below:

Situation 1.
I was renting a property in Sotogrande marina for 1000 euros a month and after the 12 month contract ended, I verbally agreed with the landlady to roll it over for another year.

One month later she wanted to increase my rent to 1400 euros with no notice! This caused me a lot of stress and anxiety.

My friends and I researched to find out the legalities of this and I desperately wanted to seek legal advice. My friend; who uses Alvaro for all her affairs; recommended that I speak to Alvaro for his expert advice.

Alvaro was brilliant. He confirmed my knowledge of the situation and clearly explained my rights as a tenant. This instantly reassured me and his advice equipped me with the ability to negotiate a much lower rent increase – 1100 euros a month, which was fair.

Our rental agreement stated that one month’s notice was needed if either party wanted to end the contract and this made me very nervous/fearful.

Advise / Outcome:
I found out from Alvaro that tenants in Spain have a lot of protection after 12 months of living in a property and paying their rent and bills on time.

However, Alvaro confirmed that the only way that I could be evicted was if the landlady could prove that the place I rented was her only property that she had to live in. This actually was the case. So……… I had little security!

I agreed the 1100 euros with the landlady and let her know that I would vacate her property by September at the latest. It was mid-April at this time.

Having experienced this incident with the landlady and the loss of trust and respect, I immediately started to look for another rental.

I gave one month’s notice on the 1st May and moved out on the 1st June to a much nicer property. Leaving her with an empty apartment and no rent.

Situation 2:
A friend that was moving back to the UK wanted to leave her Spanish car here and most importantly wanted to make sure that legally, the car was transferred properly out of her name (ie no speeding fines etc.) The new owner(me) would have total responsibility for the car. She gave me the car for free.
She asked me to employ Alvaro to ensure everything was transferred correctly.

I obviously was delighted to see Alvaro again, knowing that everything would be dealt with correctly.

Advice / Outcome:
Alvaro knew that I hadn’t paid anything for the car but advised me that in Spain it is a legal requirement to pay tax on the value of the car. He researched similar cars, showed me examples (age/mileage etc) and we agreed a price that should legally be taxed.

Alvaro told me the figure that included his minimal fee and the car was transferred into my name.

This happened within 3 days of me consulting him!

Once again, a prompt and professional service.
